If you've been dreaming of buying a home in Florida, you might not want to hear that some cities may soon see skyrocketing prices. As a popular destination for people of all ages, including those on track for retirement seeking warmer weather, it's natural that home prices would rise as demand increases.

This guide explores which cities real estate agents think home prices might rise in Florida soon.

Miami

Average home price: $580,866

Buyers have been flocking to Miami for years. But the city is running out of space to build.

"There is no more land near the water, and the buyer pool keeps widening," says Samuel Strauch, principal at Miami Dossier by Metrik Real Estate. "Insurance costs are pushing buyers toward new construction, which concentrates demand on a thin slice of inventory."

West Palm Beach

Average home price: $404,294

West Palm Beach has seen rising home prices already. In part, this is due to extensive luxury condo development and an effort to establish this county as a new center for financial services.

"The continued migration and expansion of financial-services, investment and corporate firms is bringing high-income employment, executives and capital into the area," says Robert Bledsoe Jr., a Broker Associate with Coldwell Banker Realty.

As households with high incomes continue to move into the area, home prices would likely continue to rise.

Boca Raton

Average home price: $576,824

With desirable waterfront property and many luxury buyers, Boca Raton has seen prices begin to climb.

"Boca Raton continues to benefit from strong demand for luxury, waterfront and country-club properties, limited supply in many of its most desirable neighborhoods," says Bledsoe Jr.

Jupiter

Average home price: $704,677

Jupiter sits a little bit north of the major cities in South Florida, including Boca Raton. But it's close enough for many families to consider commuting from here.

"Jupiter remains highly desirable to buyers seeking newer communities, golf, boating, strong amenities and access to northern Palm Beach County employment centers," says Bledsoe Jr.

Jacksonville

Average home price: $285,103

"Jacksonville remains relatively affordable compared with other large metro areas in the state, while inventory has declined with fewer homes available for sale," says Devon Witt, real estate agent at Berkshire Hathaway HomeServices Florida Network Realty.

As fewer homes come on the market and demand stays steady, it's reasonable to expect home prices to rise in this Florida hotspot.

Pensacola

Average home price: $266,727

"Like Jacksonville, Pensacola offers relative affordability compared with many other Florida markets," says Witt. "Its economy is supported by a strong military presence as well as growing aerospace, aviation, cybersecurity and advanced manufacturing industries."

With a growing base of stable and high-paying jobs, Pensacola has begun to attract more residents. As more people move to the area, it's likely home prices might rise.

Palm Beach Gardens

Average home price: $695,799

Palm Beach Gardens offers a relatively affordable oasis when compared to nearby cities. And with more development coming to the area, it's likely home prices might climb, according to Kourtney Pulitzer, senior global real estate advisor at Sotheby's.

"Prices will continue to climb in this area as infrastructure improvements are being made and walkable commercial districts are opening," says Pulitzer. "This lifestyle of new construction with a walkable community is seeing massive interest, and prices are continuing to rise due to increasing popularity with buyers ."

Delray Beach

Average home price: $343,049

Delray Beach offers a walkable downtown area, which is a rarity in much of South Florida. Not surprisingly, this feature attracts many buyers to the area.

"There is particularly strong demand for newer and renovated single-family homes close to downtown and the water, and there simply isn't an unlimited supply of those properties," says Johnny DelPrete, sales associate at The Exclusive Group at Douglas Elliman.

Pompano Beach

Average home price: $351,953

With easy access to the beach and relatively low price points for the region, Pompano Beach has begun to see a surge in demand.

"Pompano Beach is really having a moment," says Robert Posner, a Realtor with Brown Harris Stevens. "We're seeing a wave of new development, including under-construction projects from big global hospitality brands like Ritz-Carlton and Waldorf Astoria and recently completed luxury buildings like Casamar, that is transforming what was historically a quieter beach town."

Bottom line

Of course, these predictions aren't a crystal ball. But if you're considering a home purchase in the Sunshine State, it's always helpful to know where home prices might be on the rise soon.

For retirees or anyone looking to move down and buy a home, consider renting first. It gives you a good way to see if you really like the place. And if you don't, it's easy to try a different spot without making surprising financial mistakes.
