Retirement savings stretch further when housing costs shrink, and the South has no shortage of small cities where rent stays well under four figures.

FinanceBuzz's Best Cities for Snowbirds study collected cost-of-living, housing, and demographic data across 180 U.S. metro areas, and the underlying data shows plenty of Southern cities where median rent comes in below $1,050 a month.

Editor's note: Rent and mortgage figures come from U.S. Census Bureau data, and cost-of-living figures come from Sperling's Best Places, both compiled as part of FinanceBuzz's Best Cities for Snowbirds study.

Hot Springs, Arkansas

Median monthly rent: $1,025

Hot Springs built its reputation on thermal spring water, still on display along Bathhouse Row inside Hot Springs National Park, one of the smallest national parks in the country and the only one located inside a city. Retirees can walk downtown to soak in the springs, catch a race at Oaklawn Racing Casino Resort, or hike trails through the surrounding Ouachita Mountains.

Typical mortgage costs here run over $1,400 a month, well above the median rent, which could make renting the more predictable route for retirees on a fixed income. A cost of living more than 16% below the national average still leaves room in the monthly budget for the spa visits the city is known for, plus day trips into the mountains outside town.

Florence, South Carolina

Median monthly rent: $1,023

Florence sits where Interstates 95 and 20 cross in the Pee Dee region, a location that has long made it a trade and health care hub for the surrounding rural counties. Retirees who want a beach day without beach-town prices can reach Myrtle Beach in about an hour, then come home to a cost of living that runs over 20% below the national average.

Downtown Florence has leaned into revitalization in recent years, with restored storefronts, a performing arts center, and a growing restaurant scene. Typical mortgage costs here run well above median rent, which is worth factoring into a fixed retirement budget before deciding whether to rent or buy.

Owensboro, Kentucky

Median monthly rent: $853

Set along the Ohio River, Owensboro pairs a walkable downtown riverfront with a barbecue tradition strong enough to have earned the city an unofficial title as a regional smoked-meat capital. The International Bluegrass Music Museum and a summer concert series at the riverfront amphitheater give retirees regular reasons to get out of the house without spending much.

At $853, Owensboro's median rent is among the lowest of any Southern city in the underlying snowbird data, and a cost of living nearly 20% below the national average stretches Social Security or pension income considerably further than it would in a larger city.

Dalton, Georgia

Jacob/adobe aerial view of downtown of dalton

Median monthly rent: $973

Known for decades as the Carpet Capital of the World, Dalton sits in the foothills of northwest Georgia within an easy drive of the Blue Ridge Mountains and the Chattanooga, Tennessee, area. The historic downtown has filled back in with local restaurants and shops, and nearby spots like the Dalton Creative Arts Guild give retirees an easy way to stay engaged with the local arts community.

A cost of living more than 17% below the national average, paired with rent under $1,000 a month, means the savings could cover more than the basics, whether that's day trips into the mountains or simply a bigger monthly cushion.

Lafayette, Louisiana

Jacob/Adobe Small city in the State of Louisiana

Median monthly rent: $968

Lafayette sits at the heart of Cajun and Creole Louisiana, and retirees who move there get access to zydeco music, boiled crawfish, and a calendar filled with festivals, including the springtime Festival International de Louisiane. Vermilionville, a living history museum along the bayou, offers a low-cost way to spend an afternoon learning the region's Acadian roots.

Lafayette's cost of living runs closer to the national average than some of the other cities on this list, but a median rent under $1,000 still keeps housing affordable relative to the culture and cuisine on offer, and typical mortgage costs here run notably higher than rent.

Bristol, Tennessee

Median monthly rent: $917

Bristol calls itself the Birthplace of Country Music, and State Street, which runs directly along the Tennessee-Virginia border, still hosts live music and honors the 1927 recording sessions that helped launch the genre. The surrounding Cumberland Mountains give retirees hiking and lake access within a short drive, while Bristol Motor Speedway draws visitors from across the region a few times a year.

A cost of living more than 20% below the national average is among the lowest of any city on this list, and combined with rent under $1,000, it leaves meaningful room in a fixed retirement budget for travel or hobbies.

Gadsden, Alabama

Median monthly rent: $834

Gadsden sits along the Coosa River in the foothills near Lookout Mountain, and Noccalula Falls Park, home to a 90-foot waterfall, botanical gardens, and hiking trails, gives retirees a free or low-cost outdoor destination close to downtown.

At $834 a month, Gadsden has the lowest median rent of any Southern city in the underlying snowbird data, and a cost of living more than 20% below the national average compounds those savings further. Typical mortgage costs here run well above median rent, so renting could remain the more budget-friendly path for retirees watching a fixed income.

Harlingen, Texas

Roberto/Adobe cameron county

Median monthly rent: $966

Harlingen anchors the Rio Grande Valley's reputation as a birding destination, serving as headquarters for the World Birding Center and drawing visitors who come to spot species found almost nowhere else in the country. South Padre Island's beaches sit about 30 miles away, giving retirees coastal access without coastal rent.

A cost of living running roughly a quarter below the national average is among the steepest discounts of any city on this list, and paired with a median rent under $1,000, it could make Harlingen one of the more comfortable stretches for a fixed monthly budget, even accounting for the area's warm, humid summers.

Hickory, North Carolina

Jonathan/Adobe downtown hickory north carolina

Median monthly rent: $934

Hickory built its economy on furniture manufacturing, and the region still markets itself around that heritage, with factory outlets and design showrooms scattered around the area. The Catawba River and Lake Hickory sit just outside downtown, giving retirees boating, fishing, and lakeside walking trails within a short drive.

Hickory's cost of living sits closer to the national average than some cities on this list, at about 11% below, but median rent under $1,000 still keeps housing costs manageable, particularly for retirees drawn to the nearby Blue Ridge Mountains foothills and the milder four-season climate they bring.

Enid, Oklahoma

Roberto/Adobe garfield county

Median monthly rent: $940

Enid sits in Oklahoma wheat country, and its history as a boomtown during the 1893 Cherokee Strip land run is preserved at the Cherokee Strip Regional Heritage Center downtown. Government Springs Park offers walking trails and picnic space within the city, and the presence of Vance Air Force Base helps anchor the local economy.

Enid's cost of living runs more than 27% below the national average, the steepest discount of any city on this list, meaning a median rent of $940 goes further here than nearly anywhere else in the underlying snowbird data, even after accounting for the region's hot summers.

Bottom line

Yingyaipumi/Adobe healthy lifestyle concept

Southern rents under $1,050 a month are not confined to one state or region. This list spans Appalachian foothill towns, Gulf Coast culture hubs, and Great Plains wheat country, each with a cost of living meaningfully below the national average, which shows retirees have real geographic flexibility when it comes to stretching a fixed income further.

The underlying data also points to a renting-versus-buying gap worth watching if you're trying to maximize your senior benefits. In several of these markets, the typical monthly cost of owning a home with a mortgage runs $400 to $700 higher than the median rent, a gap wide enough that renting could remain the more budget-friendly choice even for retirees who could otherwise afford to buy. That math is worth running before assuming a paid-off house is always cheaper than a lease.
