Rent keeps climbing in much of the country, but plenty of Southern cities still offer real breathing room for anyone stretching a fixed income. Trading a big-city zip code for a smaller Southern town could mean paying hundreds less for housing every month, without giving up mountains, lakes, or a lively downtown.

These nine cities all have a median monthly rent of $1,325 or less, leaving more of a retirement check for everything else.

Editor's note: Rent figures come from FinanceBuzz's Best Cities for Snowbirds study, which analyzed cost of living and housing costs across dozens of Southern metro areas to find the best spots for snowbirds and retirees alike.

Lafayette, Louisiana

Median monthly rent: $968

Lafayette sits at the heart of Cajun Country, where French and Creole traditions still shape daily life. Retirees can spend an afternoon at a boudin shop or catch live zydeco and fiddle music at Festivals Acadiens et Créoles, one of several free festivals the city hosts each year.

With rent well under $1,000 a month, the savings on housing leave plenty of room for gumbo and dancing.

Hickory, North Carolina

Median monthly rent: $934

Tucked into the foothills of the Blue Ridge Mountains, Hickory built its name on furniture manufacturing, and that heritage lives on at the Hickory Furniture Mart. Lake Hickory wraps around the north side of town with a shoreline trail for walking or fishing, and two hospital systems mean retirees do not have to drive to Charlotte for specialty care.

Bowling Green, Kentucky

Median monthly rent: $1,024

Best known as home to the National Corvette Museum, Bowling Green offers a mix of small-town pace and unexpected culture, from car shows to a growing dining scene. The city sits within driving distance of Mammoth Cave National Park, giving retirees an easy day trip for hiking or cave tours.

Kentucky also exempts a portion of retirement income from state tax, stretching a fixed budget even further.

Hattiesburg, Mississippi

Median monthly rent: $1,096

Known locally as the Hub City, Hattiesburg carries one of the lowest costs of living on this list, helped along by Mississippi's decision not to tax Social Security or most retirement account withdrawals.

The 44-mile Longleaf Trace runs through town on an old rail bed, offering a flat, shaded path for walking or biking through the pines. Two hospital systems, Forrest General and Merit Health Wesley, also give retirees access to specialists without leaving town.

Morristown, Tennessee

Median monthly rent: $876

Morristown sits between Cherokee and Douglas Lakes, with the Great Smoky Mountains a short drive south and the Clinch Mountains to the north. Retirees can fish for bass at Cherokee Lake, hike more than 30 miles of trails at Panther Creek State Park, or catch a concert at the Rose Center downtown.

Tennessee has no state income tax, and rent here is among the lowest of any city on this list.

Longview, Texas

Median monthly rent: $1,091

Set in the Piney Woods of East Texas, Longview blends small-town charm with an active arts scene, including a community symphony and the Longview Museum of Fine Arts. The nearly six-mile Paul Boorman Trail winds beneath tall pines for an easy daily walk, and senior-focused recreation centers offer everything from fitness classes to social events.

Texas also has no state income tax, adding to the appeal for retirees on a fixed budget.

Florence, South Carolina

Median monthly rent: $1,023

Florence anchors South Carolina's Pee Dee region, a corner of the state built on railroads, tobacco, and cotton. A revitalized downtown now centers on the Florence Museum of Art, Science & History and Timrod Park along the Great Pee Dee River, and about 19% of residents are already 65 or older, a sign the city is well set up for retirees. Mild winters and numerous golf courses round out the appeal.

Dalton, Georgia

Median monthly rent: $973

Dalton earned its nickname as the Carpet Capital of the World, producing the majority of carpet sold in the U.S. within a 65-mile radius of downtown. That industrial history has not stopped the town from cultivating a walkable, red-brick downtown filled with local shops, live music, and the kind of diner where everyone becomes a regular.

Retirees looking for easy access to the North Georgia mountains will find Dalton close to hiking and lake access without the price tag of nearby resort towns.

Lynchburg, Virginia

Median monthly rent: $1,065

Built across seven hills along the James River, Lynchburg earned its nickname the Hill City and held enough strategic importance to remain one of the only major Virginia cities never recaptured by Union forces during the Civil War.

The James River offers fishing, boating, and kayaking within city limits, while the Blue Ridge Mountains rise just beyond downtown. Virginia does not tax Social Security, and retirees 65 and older can also claim a retirement income deduction, adding another layer of savings on top of the modest rent.

Bottom line

NDABCREATIVITY/Adobe romantic senior couple hugging

Retirees living on Social Security or another fixed income could stretch their monthly budget considerably further by choosing one of these smaller Southern cities over a larger metro area.

In every city on this list, typical mortgage payments run several hundred dollars higher than median rent, sometimes by $300 or more, based on the same FinanceBuzz study data.

That gap could make renting the more budget-friendly option for retirees who want to test out a new city before committing to a purchase, freeing up cash for health care, traveling more, or savings instead of a down payment.
