A mountain town can be an idyllic spot to spend your golden years. Although snowy conditions may arise in some mountain areas, retirees can often find a slew of benefits to offset the winter weather.

We explore some of the top mountain towns real estate agents expect to boom in 2025 below. And while some of these towns are affordable, others might require you to do a little more work when it comes to stretching your dollars a little further to lower your financial stress, so it's important to consider your retirement budget before you start planning to make a move.

If you love the idea of living in the mountains, Tucson might be the perfect fit.

That's because Tucson has a lot of clean air, which has earned it the nickname of Bicycle Town, according to Tony Ray Baker, REALTOR ® with RE/MAX Professionals of Tuscon, Arizona.

Baker says the region is also known for its festivals and events, something that could appeal to retirees looking for more culture, and it is a United Nations Educational, Scientific, and Cultural Organization (UNESCO) city when it comes to gastronomy.

"The activity level if you are a mountain person is amazing," Baker continues, noting that you can head up the mountains in every direction, and hike into stunning waterfalls like Seven Falls.

"You can be in Pine Trees in 40 minutes in Mt. Lemmon and be at a ski resort," he adds. "Observatories surround all the mountains, so we are a city of astronomy."

Beyond the top-tier access to nature and 350 days of sunshine, Arizona doesn't levy income taxes on Social Security retirement benefits. Additionally, the city is home to Banner-University Medical Center, which has been ranked as the third-best hospital in the state.

Oro Valley, Arizona

For retirees seeking more natural beauty, Oro Valley could be a good fit thanks to what Baker refers to as a "pristine" region that offers up all the amenities you'd expect to have access to in a mountain town.

"It has beautiful views of the Pusch Ridge, which is around 9,000 feet, so you will have snowcapped mountain views," he adds for retirees who'd rather take in the sights than climb to the nearest peak.

As a suburb of Tucson, Oro Valley residents maintain access to a highly-rated hospital. Plus, low crime rates and a plethora of active retirement communities make it an appealing place to enjoy those sunny days.

Again, Arizona doesn't levy income taxes on Social Security retirement benefits, which benefits Oro Valley residents.

Buena Vista, Colorado

Colorado is home to breathtaking mountain vistas. While some mountain towns in the state are well-known, those gems off the beaten path might appeal to retirees seeking less hustle and bustle.

Andrew Fortune, REALTOR ® and founder of Great Colorado Homes, recommends Buena Vista and Salida as possible options.

"They are smaller towns with quirky shops, cute restaurants, and amazing opportunities to get out and explore nature," says Fortune.

"The main attraction is that the Arkansas River runs right through both of them," Fortune continues, noting that Buena Vista has perfect views of the collegiate peaks, and prices in both cities are much less expensive than in Aspen, Vail, or Breck."

"These towns have been gaining popularity with Colorado locals and are likely to become very popular online over the next year," he says.

Although you'll enjoy a small-town feel, Buena Vista offers active adult communities designed to help you plug in to a growing community. Additionally, Colorado offers seniors a tax break on Social Security income taxes, you'll be able to deduct up to $20,000 in retirement income from your state taxable income.

When it comes to costs, many retirees can appreciate the lack of a sales tax and relatively low property taxes. However, most retirees do pay state income taxes on their Social Security retirement benefits, which is something to keep in mind.

For many, the natural beauty makes Whitefish the perfect spot. But it's important to realize that harsh winters and the lack of a major hospital could pose a problem for retirees in their later years.

Pagosa Springs, Colorado

"It's been quietly gathering pace with those who see outside the more well-known ski resorts," Chaote continues, noting that it offers a special blend of hot springs tourism and breathtaking mountain scenery.

Colorado retirees enjoy some tax breaks on their Social Security income, but it's important for anyone considering Pagosa Springs to realize that you'll be moving to a very remote location. While you'll be several hours away from a major airport, some retirees may welcome the slower pace of life thanks to all of the peace and quiet the region provides.

Blue Ridge, Georgia

For those seeking a mountain town in the Southeast, Blue Ridge might fit the bill.

"With its breathtaking landscapes, lively arts scene, and rich history, the Blue Ridge Mountains in North Georgia offers a perfect blend of natural beauty and vibrant culture," says Thomas Echea, a Compass real estate advisor.

"Whether you're drawn to the scenic hiking trails, the quaint downtown filled with local shops and eateries, or the welcoming community spirit, Blue Ridge is a haven for those seeking a serene yet dynamic lifestyle," Echea continues.

Retirees can appreciate the fact that Georgia doesn't tax Social Security benefits. Additionally, withdrawals from pensions and retirement accounts are only partially taxed. Overall, the cost of living in Blue Ridge is on par with the rest of the country, which could be low enough for retirees to stretch out their savings in this beautiful mountain setting.

Highlands, North Carolina

Retirees looking for a taste of luxury in a mountain setting might enjoy the exclusive enclave of Highlands, North Carolina.

"Surrounded by waterfalls, hiking trails, premier golf courses and stunning lakefront vistas, the welcoming Highlands community appeals to such a wide variety of interests and people," Riley continues. "The charming, small town atmosphere and excellent shopping, dining and entertainment options make Highlands a perfect location nestled in the scenic Blue Ridge Mountains."

For retirees seeking seasonal activities, Blowing Rock offers a rotating selection.

"The High Country trio of Boone, Blowing Rock and Banner Elk, North Carolina continues to impress," says David Worters, a broker with Compass Carolinas.

"With three distinct peak seasons — ski season, golf season, and foliage season — there is a nearly year-round demand for quality properties, especially those with a multi-layered long mountain view," Worters continues.

"Appalachian State University is the nucleus of the Boone community, and Blowing Rock retains its timeless sense of nostalgia and prestige. Just as in the major metros, well-maintained homes in this mini-triangle of mountain communities sell very, very quickly."

If you are looking to plug into your new community as a volunteer, Northern Arizona University connects seniors to organizations in need of volunteers, which might help you settle in faster.

Prescott, Arizona
